A focused inspection in late spring takes a couple of hours and usually identifies five to ten items worth addressing before summer arrives.

Exterior caulk is the first place to check. Around windows, doors, trim, and any penetration through the siding, caulk that has cracked, pulled away, or turned chalky needs to be replaced before summer rain drives water into the gap. Even small failures in caulk can lead to interior drywall stains by August.

Decks and outdoor wood surfaces should be checked while the weather is still mild enough to fix them. Loose boards, popped nails, splintering surfaces, and railing wobble all become safety problems by the height of grilling and gathering season. A spring inspection identifies which boards need replacement and which need a clean and seal before the next round of entertaining.

Paint and exterior finishes need a slow walk around the house from a few feet back, then a closer look at the spots that draw the eye. Catching that before summer means a smaller repair scope.

Interior drywall and ceiling lines deserve a closer look in spring than most homeowners give them. Cracks that have appeared or grown since the fall, water spots that have darkened, and tape lines that have started lifting all point to either seasonal movement or active moisture. A spring repair is straightforward. A summer repair after the issue has spread is much larger.

Cabinet hardware, door alignment, and trim should all get a quick test. Doors that drag, drawers that catch, and trim that has pulled away from the wall often only need a small adjustment in spring but become harder to fix once humidity rises. A walk-through with a screwdriver and a level catches most of these in an hour.

Outdoor faucets and irrigation systems deserve a pressure test before the lawn really starts demanding water. A small leak in May is annoying. The same leak in late July, hidden inside a wall or running through a basement ceiling, becomes a major repair.
